Step 1: Be a Resident of a Non-EU Country
The Gobierno de España‘s Ministerio de Economía, Comercio y Empresa declares that the Spanish Golden Visa is open to “non-EU resident foreigners”. So, you can only apply if you’re a third-country national (TCN). If you have residency rights in any of the 27 countries making up the European Schengen Area, you’re ineligible to become a Spanish Golden Visa holder.
Step 2: Choose Your Type of Investment in Spain
There are three clearly-defined routes to acquiring a Spanish Golden Visa. The second one is the most popular. Here are the options:
A.) Make an Investment in Spain:
Invest at least €2 million in Spanish public debt securities
Make a minimum investment of €1 million in stocks or shares in Spanish companies carrying out business activities
Invest at least €1 million in investment or venture capital funds incorporated in Spain
Deposit €1 million minimum in a Spanish bank
B.) Purchase Property in Spain:
Buy Spanish real estate worth at least €500,000
C.) Start a Business in Spain:
To create jobs
To make a “significant socio-economic impact on the geographical area in which the project is to be carried out”, or
To represent a “significant contribution to scientific or technological innovation”
Step 3: Provide Required Documentation
There are certain certificates and documents you need to present to claim Spanish Residency by Investment. These are:
Original and a photocopy of the passport page or pages that feature biometric data
Declaration of Foreign Investments Registry of the Ministry of Economic Affairs and Digital Transformation investment if investing in unquoted stocks and shares
Certificate from a National Securities Market Commission (CNMV) or at Banco de España registered financial intermediary establishing that you are investing in quoted stocks
Financial entity or Banco de España certificate outlining you as the sole owner of the investment for at least 5 years if investing in public debt
Spanish bank certificate proving that you’re the account owner if making a bank deposit
Land Register certificate detailing ownership and encumbrances, issued within the last 90 days, and deed of sale in the case of no amount appearing on the certificate if investing in property
Positive Economic and Commercial Office report if starting a business
Original and a copy of documents proving sufficient financial means or regular source of income equivalent to 400% of Spain’s Public Multiple Effects Income Indicator (IPREM)
Criminal record certificate from your home country and a signed statement that you haven’t been convicted for any crime in the past 5 years
Original and copy of health insurance policy covering public or private medical care in Spain
Proof of kinship to younger dependants (children) with none required for spouse or ascendants (parents and grandparents)
